HRA Exemption Calculator for Income Tax (India)

Calculates the tax-exempt portion of your House Rent Allowance (HRA) under the old tax regime in India for FY 2025-26. It uses the official formula based on salary, rent paid, and city type.

Your details

Your monthly basic salary plus any dearness allowance (DA). This is the 'salary' component for HRA calculation.

The actual House Rent Allowance (HRA) component you receive per month from your employer.

The total rent you pay per month for your accommodation. If you live with parents, you can claim HRA if you pay rent to them.

Select 'Metro' if you live in Delhi, Mumbai, Chennai, or Kolkata. For all other cities, select 'Non-Metro'. This determines the percentage used in the calculation (50% for metro, 40% for non-metro).

If your total rent paid in the financial year exceeds ₹1,00,000, you are required to provide your landlord's PAN to your employer for claiming HRA exemption. This does not affect the calculation amount.

  • The calculation assumes you are claiming HRA for the entire year. For partial claims, calculate the exemption proportionately.
  • You must actually pay rent to claim the exemption. Keep rent receipts and, if required, your landlord's PAN as proof.
  • The 'Metro' city list is fixed by the Income-tax Rules and includes only Delhi, Mumbai, Chennai, and Kolkata.

What is HRA Exemption?

House Rent Allowance (HRA) is a component of your salary provided by your employer to cover rental expenses. A part of this HRA is exempt from income tax under Section 10(13A) of the Income Tax Act, 1961, read with Rule 2A of the Income-tax Rules. This exemption reduces your taxable income, thereby lowering your overall tax liability. However, it is only available if you opt for the old tax regime.

How is HRA Exemption Calculated?

The tax-exempt portion of your HRA is the least of the following three amounts:

  1. The actual HRA received from your employer.
  2. 50% of your salary if you live in a metro city (Delhi, Mumbai, Chennai, or Kolkata), or 40% of your salary if you live in any other city.
  3. The actual rent paid minus 10% of your salary.

Here, 'salary' for this calculation means your Basic Salary + Dearness Allowance (DA).

Example Calculation

Let's take an example of an employee living in Mumbai (a metro city):

  • Basic Salary + DA: ₹60,000 per month
  • HRA Received: ₹25,000 per month
  • Rent Paid: ₹22,000 per month

Now, we calculate the three amounts:

  1. Actual HRA received = ₹25,000.
  2. 50% of salary (metro city) = 50% of ₹60,000 = ₹30,000.
  3. Rent paid minus 10% of salary = ₹22,000 - (10% of ₹60,000) = ₹22,000 - ₹6,000 = ₹16,000.

The least of these three figures is ₹16,000. Therefore, the employee's monthly HRA exemption is ₹16,000. The remaining HRA (₹25,000 - ₹16,000 = ₹9,000) is added to their taxable income.

Important Conditions and Documents

To claim the HRA exemption, you must fulfill certain conditions:

  • You must actually pay rent for residential accommodation.
  • If you are living with your parents, you can pay rent to them and claim the exemption, provided you have a proper rental agreement and payment proofs.
  • If your total annual rent exceeds ₹1,00,000, you are required to furnish your landlord's Permanent Account Number (PAN) to your employer. If the landlord does not have a PAN, you need a declaration to that effect along with their name and address.
  • You should maintain proof of payment, such as rent receipts, bank transfer statements, or a lease agreement.

HRA in the New Tax Regime

It is crucial to note that the HRA exemption is not available under the new tax regime (which offers a higher standard deduction). If you choose the new regime, your entire HRA becomes fully taxable. You must evaluate which regime is more beneficial for you based on your total income and deductions.

Next Steps: Document Your Rent

To substantiate your HRA claim, it is essential to have proper documentation. You can use a Rent Receipt for each payment or a formal Residential Lease Deed for the tenancy agreement. Having these documents ready will simplify the process of claiming the exemption with your employer and during any income tax assessment.

Frequently asked questions

Can I claim HRA if I live in my own house?

No, the HRA exemption is available only if you are paying rent for a residential accommodation. If you live in your own house, the entire HRA received is taxable.

What if my landlord does not have a PAN?

If your annual rent exceeds ₹1,00,000 and your landlord does not have a PAN, you need to provide a declaration from the landlord stating this, along with their name and address, to your employer.

Can I claim HRA for rent paid to my parents?

Yes, you can claim HRA exemption for rent paid to your parents, provided you have a genuine rental agreement and you actually transfer the rent money to them. They will have to declare this rental income in their tax return.

Is HRA exemption available in the new tax regime?

No, the HRA exemption is not available if you opt for the new tax regime (with a higher standard deduction of ₹75,000). Under the new regime, your entire HRA is added to your taxable income.

Which cities are considered 'Metro' for HRA calculation?

As per the Income-tax Rules, only four cities are classified as metro for HRA purposes: Delhi, Mumbai, Chennai, and Kolkata. All other cities, including Bengaluru, Hyderabad, and Pune, are considered non-metro.

How do I calculate HRA if I changed jobs or cities during the year?

You need to calculate the exemption separately for each period (different salary, different HRA, different city). The annual exemption will be the sum of the exemptions for each period.
