UAE VAT Calculator
Value Added Tax (VAT) is a consumption tax applied to most goods and services in the United Arab Emirates. Introduced in 2018, the standard rate is 5%, with certain supplies being zero-rated (0%) or exempt. This calculator is an essential tool for businesses, accountants, and individuals to quickly and accurately determine the net amount (price before tax), the VAT amount, or the total gross amount for their transactions, ensuring compliance with UAE tax regulations.
How is VAT Calculated in the UAE?
The calculation follows a straightforward mathematical formula, but the starting point is crucial. You must know whether the figure you have is the net amount (excluding VAT) or the total amount (including VAT). The standard VAT rate is fixed at 5% by Federal Decree-Law No. 8 of 2017.
- Adding VAT to a Net Amount: This is the most common scenario for creating invoices. Simply multiply the net amount by 0.05 (5%). The result is the VAT amount. Add this to the net amount to arrive at the total payable. Formula: VAT Amount = Net Amount × 0.05; Total Amount = Net Amount + VAT Amount.
- Extracting VAT from a Total Amount: When you receive an invoice or see a price tag showing the total, you may need to find out how much VAT is included. To do this, divide the total amount by 1.05. The result is the net amount. Subtract this net amount from the original total to find the VAT amount. Formula: Net Amount = Total Amount / 1.05; VAT Amount = Total Amount − Net Amount.
Step-by-Step Calculation Example
Let's walk through a detailed example. Assume a registered business is selling office equipment with a net price of AED 2,500. The supply is standard-rated at 5%.
- Identify the knowns: Net Amount = AED 2,500; VAT Rate = 5%.
- Calculate the VAT Amount: AED 2,500 × 0.05 = AED 125. This is the tax due to the Federal Tax Authority.
- Calculate the Total Amount: AED 2,500 + AED 125 = AED 2,625. This is what the customer pays.
- On the Tax Invoice: The invoice must clearly list the net amount (AED 2,500), the VAT rate (5%), the VAT amount (AED 125), and the total (AED 2,625) separately.
Another example: You see a hotel bill totaling AED 1,050 and want to know the VAT portion.
- Identify the knowns: Total Amount = AED 1,050; VAT Rate = 5%.
- Calculate the Net Amount: AED 1,050 / 1.05 = AED 1,000.
- Calculate the VAT Amount: AED 1,050 − AED 1,000 = AED 50. This confirms the hotel will remit AED 50 as VAT.
Common Scenarios and VAT Treatments
Not all supplies are taxed at 5%. Understanding the three categories is vital for correct calculation and compliance.
- Standard-Rated Supplies (5%): This applies to the majority of goods and services. Examples include consumer electronics, clothing, restaurant dining, consultancy fees, and telecommunications. Our calculator uses 5% as the default rate for these.
- Zero-Rated Supplies (0%): These are taxable supplies but at a 0% rate. The seller must still issue a tax invoice showing a 0% VAT line, and the sale is reported in VAT returns. Examples include exports of goods and services, international transportation, certain educational and healthcare services, and investment-grade precious metals. In the calculator, you would enter '0' in the VAT Rate field.
- Exempt Supplies: VAT simply does not apply. No tax invoice is required for VAT purposes, and input tax on related expenses is generally not recoverable. Key examples are certain financial services (like life insurance and credit), residential bare land, and local passenger transport. This calculator does not apply to exempt supplies as there is no VAT to compute.
Registration Thresholds and Compliance
Businesses must monitor their annual taxable supplies to determine if VAT registration is mandatory.
- Mandatory Registration: If the total value of your taxable supplies and imports exceeds AED 375,000 in the past 12 months or is expected to exceed it in the next 30 days, you must register for VAT.
- Voluntary Registration: If the total value exceeds AED 187,500, you may choose to register voluntarily, which can be beneficial for reclaiming input tax.
After Calculating: Prepare a Compliant Tax Invoice
Once you have determined the correct amounts using this calculator, the next step is to document the transaction properly. For all standard and zero-rated supplies, a registered business must issue a compliant Tax Invoice. This document is crucial for the buyer to reclaim input tax and for the seller's audit trail. A proper UAE tax invoice must include specific details such as the supplier's name, address, and Tax Registration Number (TRN), the invoice date and number, a description of the goods/services, the quantity, the unit price, the taxable amount per rate (5% or 0%), the VAT amount payable, and the total amount due.
Using an official document template ensures you capture all these elements correctly, minimizes errors, and presents a professional image to your clients.
